New Construction in Austin's Best School Districts

Where strong schools and new-build inventory actually overlap

The short answer

The two districts usually ranked highest in the Austin area, Eanes ISD and Lake Travis ISD, are largely built out and have almost no production new construction. If you want a new build and strong schools, the overlap is mainly in Leander ISD and Round Rock ISD, with Dripping Springs, Liberty Hill and Georgetown ISD behind them. I currently cover 19 new-construction communities zoned to those five districts. Always confirm the zone for the exact address, because communities here can straddle district lines.

Current inventory with pricing, updated by the builders themselves. Incentives change constantly, so ask me what applies to a specific home.

Leander ISD

The strongest large district with meaningful new construction in the metro, and the one most relocating families ask about first. It is also the fastest-growing, so attendance zones get redrawn as new campuses open.

Round Rock ISD

Large, established and consistently well regarded across the whole district rather than in pockets. New construction here is limited because the area is largely built out, so what exists is worth knowing about.

Dripping Springs ISD

Among the top-performing districts in the metro, on the Hill Country side. New construction is concentrated at the luxury end.

Liberty Hill ISD

Smaller and fast-improving, and the value play in the Georgetown area. Several Georgetown-address communities are zoned here rather than to Georgetown ISD.

Georgetown ISD

The established district for the Georgetown area. Confirm zoning by address, because Georgetown-area lots can land in several different districts.

What I watch for when schools are the priority

  • Zoning is by address, not by community or city name. I confirm the exact address with the district before a buyer commits, because the builder brochure is not the authority.
  • In fast-growing districts, the zone you buy into may not be the one your child starts in. I ask the district about planned campuses and boundary changes, not just current assignments.
  • Top-district new builds often sit in a MUD or PID, so the effective tax rate is higher than the district name suggests. I run the all-in monthly number before a buyer sets their budget around the schools.
  • District ratings describe averages. For a family with a specific child, the elementary campus matters more than the district ranking, and the Texas Education Agency publishes ratings by school.

New homes and schools, answered

Which Austin school districts have new construction homes? ▾

Of the districts most often ranked at the top in the Austin area, the ones with meaningful new construction are Leander ISD and Round Rock ISD, followed by Dripping Springs, Liberty Hill and Georgetown ISD. I currently cover 19 new-construction communities zoned to those five districts. The two districts usually ranked highest overall, Eanes ISD and Lake Travis ISD, are largely built out and have very little new construction at all.

Can I get a new build in Eanes ISD or Lake Travis ISD? ▾

Rarely. Both districts cover established, largely built-out areas west of Austin, so new construction there is mostly infill or custom homes at the top of the market rather than production-builder communities with incentives. If a top-rated district and a new build with builder incentives are both firm requirements, Leander ISD is usually where those two meet.

Is Leander ISD good for new construction? ▾

It is the district where strong schools and new-construction inventory overlap the most in the Austin metro, with communities spanning entry-level to luxury. The caution is growth: the district is expanding fast and attendance zones are redrawn as campuses open, so confirm the zone for the exact address and ask how stable it is, not just what it is today.

How do I check which school a new home is zoned to? ▾

Check the specific address with the school district directly rather than trusting the community name or the builder brochure. In this metro a single community can straddle more than one district, and Georgetown or Leander addresses can be zoned to a different district than the city name suggests. For campus performance, the Texas Education Agency publishes ratings by school.
