By William Zhang, TREC #811948 · Updated · 中文版

The short answer

Yes. William Zhang is a Mandarin-speaking Austin realtor (eXp Realty, TREC #811948) with $12M+ in closed transactions. He has helped 40+ families buy, sell and relocate to Austin, many from California, Seattle, New York, Taiwan and mainland China, and runs the Mandarin YouTube channel William在奥斯汀. Reach him on WeChat at WilliamRealEstate or by phone and WhatsApp at (512) 766-3188.

Who I work with

Most of my Mandarin-speaking clients are relocating: tech families from the Bay Area and Seattle, buyers moving from New York and the East Coast, and families from Taiwan and mainland China. Many start the search before they move, so we tour over video and narrow it down to two or three neighborhoods before the first flight.

I specialize in new construction negotiation (price, rate buydowns, closing costs) and in video marketing for sellers. My Mandarin channel, William在奥斯汀, is one of the most-followed Chinese-language Austin real estate channels, and it covers the market, school districts and the true cost of moving to Texas.

Texas contract deadlines I walk you through in Chinese

Texas uses binding TREC promulgated contracts, and the key deadlines are counted in days. These are the ones that cost buyers money when they are missed.

Earnest money and option fee: within 3 days

Both go to the title company within 3 days of the contract's effective date. Miss it and the seller may not honor your option period.

Option period: usually 5 to 10 days

Negotiated in the contract. During it you can walk away for any reason and get the earnest money back; the option fee is not refunded. Inspections and repair negotiation happen here.

Financing deadline

The contract sets how many days you have to get loan approval. After that date, the financing protection is gone.

Wire fraud

Before sending any money, call the title company at a number you already know. Never wire based on an email alone, even one that looks like it came from the title company.

Texas SB 17

Since September 1, 2025, Texas restricts some purchases by individuals and entities with specific ties to China, Iran, North Korea and Russia. Whether it applies depends on your situation; ask a real estate attorney before you buy.

I am a licensed Texas real estate agent, not an attorney. For contract interpretation or SB 17 questions, I will point you to a real estate attorney.
