Bottom line: Round Rock has two active new construction communities in 2026. That scarcity is not a weakness — it is the point. In a city that is largely built out, new construction is rare, competition for these homes is real, and values hold up differently than in higher-volume suburbs like Pflugerville or Hutto.
I cover new construction across the Austin metro. Most of my Round Rock buyer clients are surprised when I tell them there are only two communities worth talking about. In Pflugerville, there are eight or nine. In Leander, there are six or seven. In Round Rock, there are two — and they serve very different buyers at very different price points.

$330K-$390K — Townhomes at Homestead Village
Builder: Meritage Homes | Price: $329,990-$389,990 | Size: 1,623-2,127 sqft | Beds: 3-4 | School: Round Rock ISD
Homestead Village is the entry point for new construction in Round Rock. These are two-story townhomes — not single-family detached homes — which is how Meritage makes the price work in a market where available land is scarce and expensive.
Three floor plans are available: Zilker, Bonnell, and McKinney. All three are two-story layouts with an open-plan main floor and bedrooms upstairs. At 1,623-2,127 sqft, these are right-sized homes — not starter boxes, but not sprawling suburban houses either.
The location is strong. Homestead Village sits adjacent to Old Settler’s Park, which is Round Rock’s largest park at over 600 acres — baseball fields, soccer fields, a velodrome, trails, and a disc golf course. The Kalahari Resort and Convention Center is across Highway 79. Both are walkable or a short drive.
The community has its own amenities: a swimming pool, splashpad, pavilion, playground, and 20 acres of internal parkland. HOA is $89/month.
Meritage’s energy-efficiency package is standard, not an upgrade. Every home ships with spray-foam insulation, ENERGY STAR appliances, low-E windows, and a HERS rating that typically runs 20-30% better than code minimums. On a $350K home, that translates to real utility savings — typically $50-$80/month compared to a code-minimum build. That is not marketing language; Meritage has been leading on this spec for years.
Who this is for: First-time buyers who want Round Rock ISD and a low-maintenance lifestyle. Downsizers who want to exit a large single-family home without leaving the city. Remote workers who do not need to commute but want a community with amenities. The townhome format means no yard maintenance beyond a small patio — the HOA handles the rest.
What to know: These are attached townhomes, which means shared walls. If that is a hard no for you, Homestead Village is not the right fit. The tradeoff is that you get Round Rock ISD and a new build under $390K, which is genuinely difficult to find in this market.
$795K+ — Single-Family at Saul’s Ranch
Builders: MileStone Community Builders + Coventry Homes | Price: $794,990+ | Size: 2,199-3,675 sqft | Beds: 3-5 | School: Round Rock ISD (top-rated HS)
Saul’s Ranch is a different category entirely. Two builders compete within the same master-planned community — MileStone Community Builders and Coventry Homes (operating as Saul’s Ranch East). Having two builders on the same street is useful for buyers: you can compare base prices, included features, floor plans, and incentive packages side by side without driving across town.
MileStone starts at $794,990. Coventry’s Saul’s Ranch East section starts at $799,000 and runs to over $991,000. Both builders are offering meaningful incentive packages given where rates are — rate buydowns, closing cost credits, and design center allowances. MileStone has run a “Blue Ribbon Sales Event” with discounts of up to $75,000 on select quick-move-in homes.
The zoning is the headline here. Saul’s Ranch feeds into the top-rated high school in Round Rock ISD. For families where the high school assignment is the deciding factor, this is the only new construction option in the city that delivers it.
Who this is for: Tech workers who want a shorter commute and a premium single-family home in Round Rock ISD. Families relocating from out of state who are used to spending $700K-$900K for a quality suburban home and want to land in a good school zone. Move-up buyers stepping out of a smaller Round Rock home into something larger and newer.
What to know: At these price points, you have real negotiating power on spec homes. Builders price quick-move-in inventory to clear it — if you can close in 30-45 days, you should be asking for rate buydowns and credits. Do not pay sticker on a completed spec home at this price tier.
Why Round Rock Has So Little New Construction
Round Rock grew fast in the 1980s and 1990s. Dell moved its headquarters there in 1988. The city built out its residential land rapidly over the following two decades. By the time Austin’s outer suburbs like Pflugerville and Leander were just getting started, Round Rock was already largely built out.
What that means today: developable parcels inside Round Rock city limits are scarce. Builders who want to build in Round Rock have to assemble land differently — smaller infill sites, older neighborhoods being redeveloped, or the occasional larger parcel that opens up. That is how you get two communities instead of ten.
The upside for buyers who do purchase in Round Rock — new or resale — is that supply stays constrained. You are not buying into a market where builders will flood the zone with inventory the moment demand softens. The 800-1,000+ home communities that exist in Pflugerville and Leander do not have Round Rock equivalents. That supply discipline has historically supported values.
Round Rock vs. Neighboring Cities by Price
If you are working with a $330K-$390K budget and townhomes do not appeal to you, the honest comparison is Pflugerville. At that price, Pflugerville has several single-family communities with 1,600-2,000 sqft homes on their own lots. The tradeoff is Pflugerville ISD instead of Round Rock ISD, and a slightly longer commute to some employers.
At $400K-$600K, Round Rock has no new construction. That is a genuine gap. At that budget in this market, your options are Leander (Round Rock ISD adjacent, but Leander ISD), Georgetown (Williamson County ISD or Georgetown ISD), or Pflugerville. For buyers locked on Round Rock ISD, that budget means resale only — which is a real consideration worth discussing before you set your search parameters.
At $795K+, Saul’s Ranch competes directly with parts of Leander, Cedar Park, and Georgetown at similar price points. The Round Rock ISD school zoning and the Dell commute advantage are the differentiators. If you are a Dell employee or a remote worker who prioritizes a mature, established city over a fast-growing suburb, Saul’s Ranch makes a strong case.

The Dell and Tech Corridor Advantage
Round Rock’s commute story is different from every other Austin suburb.
Dell Technologies is headquartered on North Lamar in Round Rock — about 3 miles from Saul’s Ranch. If you work at Dell, living in Round Rock is not a suburban commute. It is a local commute, often under 10 minutes.
Apple’s main campus in Northwest Austin is 15-20 minutes from most of Round Rock, depending on traffic and time of day. Samsung’s Taylor facility is 20-25 minutes east. Downtown Austin is 25-35 minutes via I-35 or Toll 45. That is competitive with or better than most of the outer suburbs at a similar distance from downtown.
For buyers comparing Round Rock to Georgetown or Kyle at similar prices: Georgetown adds 10-15 minutes to the Dell and Apple commutes. Kyle adds 15-20 minutes to downtown but is in the opposite direction from the northern tech cluster entirely.
If you work in North Austin or at a tech employer along the 183/North Lamar corridor, Round Rock’s location math is hard to beat — especially if you can find a home in one of the two communities still building here.
