How Austin Became Silicon Hills

Austin earned the "Silicon Hills" nickname — a nod to the rolling limestone terrain west of downtown — in three distinct waves. The first wave came in the 1980s, when Dell Computer launched from a University of Texas dorm room in 1984 and eventually built its Round Rock corporate campus, drawing an ecosystem of suppliers, contractors, and support businesses. IBM had already arrived on Burnet Road before Dell, and Samsung broke ground on its first Austin wafer fabrication plant in the 1990s.

The second wave arrived in the 2000s and early 2010s. Apple opened its Parmer Lane campus in 2012, eventually expanding to 2.8 million square feet and roughly 15,000 employees. Google established a presence downtown. Oracle moved its back-office operations to Austin, and the Domain retail-and-office corridor in North Austin became a second downtown for tech workers who didn't want to fight I-35 traffic.

The third wave hit between 2020 and 2023 and was genuinely transformative. Tesla broke ground on Gigafactory Texas in Del Valle in 2020 and officially moved its headquarters from California to Austin in 2021. Oracle relocated its global headquarters to Austin the same year. Meta expanded its downtown footprint. Amazon, Indeed, and Applied Materials deepened their local presence. The population of the Austin MSA crossed 2.3 million.

The 2026 reality is more measured. After the tech layoff cycle of 2022-2024, hiring has stabilized. The Austin housing market has cooled from its 2021-2022 peak — the median home price across the MSA sits around $400,000 as of January 2026, inventory is roughly 4 months, and homes are averaging 89 days on market. What follows is a campus-by-campus breakdown of where Austin's 12 largest tech employers are located, which neighborhoods and suburbs sit closest, and what commute times and home prices actually look like in 2026. Where Should I Live Near the Apple Austin Campus?

Parmer Lane / Riata Vista, North Austin — ~15,000 employees — 2.8M sqft campus

Apple's campus sprawls along Parmer Lane between US-183 and TX-45, roughly 20 miles north of downtown. It's the largest single private employer in Austin and the anchor of the North Austin tech corridor that also includes Samsung, IBM, and several smaller semiconductor companies. US-183A (toll road) is the primary commute artery from the northwest suburbs.

Cedar Park

Commute: 15-20 min via US-183A

Price range: $425K–$700K

School district: Leander ISD

Commute: 20-30 min via US-183A

Price range: $450K–$900K

School district: Leander ISD

Leander has some of the best new construction options for Apple employees. Wildspring and Horizon Lake offer new builds from the $450Ks. Travisso is the luxury option with Hill Country views north of $700K.

Round Rock (Northwest)

Commute: 20-25 min via Parmer Ln / TX-45

Price range: $375K–$600K

School district: Round Rock ISD

School district: Round Rock ISD / Austin ISD

Anderson Mill, Spicewood, and the 78759 corridor put you closest to the Apple campus with a straight shot down Parmer Lane. Resale inventory is the norm here; prices reflect the premium location.

Where Should I Live Near Tesla Gigafactory Texas?

Del Valle / SE Austin, off TX-130 Toll — 20,000+ employees at full buildout

Tesla's Gigafactory Texas sits off TX-130 in Del Valle, about 15 miles southeast of downtown Austin. It's the most unconventional commute corridor in the Austin metro — southeast of downtown, which means most suburbs are northwest-to-southeast drives that avoid the worst congestion. TX-130 is the lifeline for this commute.

Pflugerville (Lisso, Grove at Blackhawk)

For Tesla workers who want central Austin walkability, Mueller and East Austin (78702) are the closest urban options. Higher prices, smaller homes, but walkable amenities and a short highway hop southeast.

Manor

Commute: 20-30 min via US-290 E

Price range: $300K–$450K

School district: Manor ISD

Manor is the entry-level option for Tesla workers. Prices are the lowest in the metro for this commute corridor. The tradeoff is Manor ISD schools rank below Pflugerville ISD, and the area is still catching up on retail and services.

Hutto / Kyle

Commute: 30-40 min via TX-130

Price range: $320K–$480K

School district: Hutto ISD / Hays CISD

Hutto (northeast) and Kyle (south) offer value and TX-130 access but add 10-15 minutes to the Tesla commute. Best for buyers prioritizing price per square foot over commute time.

Parmer Lane (existing fab) + Taylor, TX (new $17B fab) — 10,000+ Austin, 2,000+ Taylor

Samsung operates two distinct campuses in the Austin metro. The original fab on Parmer Lane in northeast Austin sits near the Samsung Blvd/Parmer Lane intersection (78754). The new Taylor fab — a $17 billion investment that broke ground in 2022 — is off US-79 in Taylor, TX, about 30 miles northeast of Austin. Pflugerville sits at the geographic midpoint between both campuses.

Pflugerville (Lisso, Grove at Blackhawk)

Dell's corporate headquarters and main campus sits on Dell Way in Round Rock, just east of I-35 near the I-35/TX-45 interchange. It's one of the best-positioned corporate campuses in the metro for suburb access — Round Rock, Cedar Park, Pflugerville, and Hutto all offer reasonable commutes without requiring the I-35 gauntlet into downtown.

Round Rock

Google operates two adjacent office buildings in downtown Austin along West 2nd Street near the corner of Lamar Blvd. Both are walkable from the 2nd Street District and Lady Bird Lake. At roughly 1,100 employees, Google Austin is a mid-size office — large enough to anchor a real estate search, small enough that most employees choose centrally-located neighborhoods over suburban commutes.

Mueller

Commute: 15-20 min via MLK Blvd or I-35

Price range: $600K–$900K

School district: Austin ISD

Mueller is the most-requested central Austin neighborhood for tech workers. It's a planned community with walkable retail, parks, a farmers market, and a mix of townhomes and single-family homes. Prices are high but justified by the quality of life and central location.

East Austin (78702)

Commute: 12-18 min via E 6th or E 2nd

Price range: $550K–$1M+

East Austin is popular with younger tech workers for its walkability, restaurant and bar scene, and proximity to downtown. New construction townhomes and condos fill many lots. Traffic into downtown is manageable from East 6th or East 2nd.

South Congress / Travis Heights

Barton Hills / Zilker

Where Should I Live Near IBM's Austin Campus?

11400 Burnet Rd, Northwest Austin — long-established campus

IBM's Burnet Road campus is one of the oldest tech employer campuses in Austin — IBM has been on this site since the 1960s. It sits at the MoPac / US-183 corridor in northwest Austin (78759), surrounded by established neighborhoods and the Jollyville/Anderson Mill area. Traffic on MoPac and 183 can be challenging; neighborhoods that avoid these arteries for the commute have an advantage.

Anderson Mill / Millwood (78750)

Mueller
