The best elementary in the district, Cus Ranch Elementary, runs a 15:1 student-teacher ratio. That’s a meaningful number for families who track class sizes.

For a four-bedroom, three-bath, 1,800 square foot home zoned to Westwood High, expect to pay around $600,000 in the established neighborhoods closest to the school. You can find four-bedroom homes in Round Rock ISD in the $450,000–$550,000 range as you move into slightly newer areas.

Dell’s headquarters in Round Rock is worth mentioning not just for jobs but for property value stability. Major corporate employers anchor local housing demand in ways that keep values from swinging as sharply during market corrections.

On the housing side, the combination of Leander ISD zoning and new construction availability makes this area particularly compelling right now. A four-bedroom, four-bath, 3,300 square foot home in Leander zoned to Vandegrift runs around $750,000 — that’s approximately 400 more square feet than a comparable Lake Travis ISD home at the same price. New construction in the $400K–$550K range is also available, particularly in newer Leander subdivisions.

The critical caveat: LASA is a magnet school. You apply to get in — you are not automatically zoned to it by address. Buying a home near LASA’s East Austin location does not guarantee your child admission. Applications are competitive and not all qualified applicants are accepted each cycle.

Bear Creek Elementary is the top-rated elementary in AISD, with a 17:1 student-teacher ratio. It sits in central Austin, convenient to families who work and live inside the city.

A four-bedroom, 2,200 square foot new construction in central Austin zoned to AISD runs around $500,000–$600,000. The tradeoff versus Round Rock or Leander ISD at the same price is square footage and certainty of high school placement.

If LASA is your target: verify current admissions statistics directly with the school before buying. Zoning to a LASA-convenient neighborhood is not the same as guaranteed LASA admission.

#1 — Eanes ISD (Westlake Hills, Rollingwood, West Lake Hills)

Westlake High School is ranked 6th best public high school in the state — and unlike LASA and several other top-10 schools, it is not a magnet. If you live in the Eanes ISD attendance zone, your child is zoned to Westlake High automatically. No application required. Average SAT: 1360. Average ACT: 31. Graduates attend UT Austin, Texas A&M, Rice, Vanderbilt, Stanford, and UCLA.

The top elementary in Eanes ISD (West Ridge Elementary) runs a 12:1 student-teacher ratio. The district’s enrollment stability is another measure of quality — families who can afford to leave Eanes ISD typically don’t.

The price reality is stark. The most affordable livable home I could find in the Westlake High attendance zone was a three-bedroom, 2,200 square foot property listed at approximately $3 million. It needed work. The median for move-in ready family homes in Eanes ISD is north of $1.2M, and most family-oriented properties with four bedrooms run $1.5M–$2.5M.

This is the district where you are paying for guaranteed access to a top-6 Texas high school in one of Austin’s most beautiful settings — the Colorado River to the south, Hill Country terrain, mature trees, and some of the most architecturally distinctive homes in the metro.

Best for: Families where school quality is the absolute top priority and budget is not a constraint. Entry-level price to this ISD is around $1M.
