What I liked:
- Vaulted foyer — bright, tall, grand entrance that makes the home feel larger than the square footage suggests
- Downstairs master bedroom — rare in new construction at this price, and a major preference for many of my clients
- Master bathroom has both a tub and a walk-in shower — most builders skip the master tub now. Nice touch.
- Quartz countertops, undermount farmhouse sink, light cabinet scheme
- 5-burner cooktop with microwave range (standard)
- Large upstairs loft/playroom — the big square footage mostly comes from the second floor
- Walk-in closet in master
What to push back on:
- No en-suite bathroom on the first-floor office/guest room — the guest has to use the hallway bath. Depending on your layout needs, ask the builder if you can knock down a wall to create an en-suite.
- No mudbench at the garage entrance — I always want a place to drop shoes, coats, and bags when you come in from the garage
- The corner upstairs bedroom has no attached bathroom and requires a walk across the hallway — I’d turn that into an office or storage instead of a bedroom
- Standard range hood microwave instead of a stainless steel hood — negotiate an upgrade
Lot orientation matters here. The kitchen and living room windows face one direction, and if you pick a lot where the sun rises behind the house, you’ll get no natural light in the main living area until afternoon. What I liked:
- Murphy bed + desk flex room at the front — convertible office/guest setup. Clever use of a first-floor room.
- Open-concept living/dining/kitchen — the rectangular layout is different from the standard square great room, which some buyers love
- Walk-in pantry in the kitchen
- Two-tone kitchen — dark cabinets paired with light countertops and a farmhouse sink for contrast
- Upstairs master bedroom with two windows — great natural light regardless of lot orientation
- Spacious master bedroom — the trade-off is a smaller upstairs loft, which I think is the right trade-off
- En-suite bathroom on one upstairs bedroom — perfect for in-laws or teens
What to push back on:
- No tub in the master bathroom — walk-in shower only. If a master tub matters to you, pick the Lavaca.
- Double vanity in the master has less counter space than the Lavaca’s setup
- Rectangular living room shape — not every buyer loves it. Go walk through it before committing.
- Smaller upstairs loft — less play space for kids
The Colorado is the home I’d recommend if you want the Pflugerville location and new construction but don’t need 2,600+ square feet. At $459K starting, you’re getting a lot of new home for the money.
Builder Incentives at Lisso
When I toured, Taylor Morrison was offering a 4.99% rate incentive on quick-move-in homes — a meaningful buydown given current market rates. Here’s what I push for when I negotiate with Taylor Morrison:
